There are three key things that distinguish River Walk, Polygon's town home project that's taking shape in the new River District waterfront community north of the Fraser River and just west of Boundary, says the developer's Ralph Archibald.

And no, he isn't referring to that old real estate mantra: location, location, location.

"No. 1 is that this is the only opportunity to buy a townhome in all of River District," says Archibald, Polygon's senior vice-president of sales and marketing. The rest of the 7,000-odd homes planned for River District, a 130-acre master-planned community from ParkLane Homes, will be apartments.

No. 2, Archibald says: River Walk - with its 77 homes - is the largest townhome community to be built in Vancouver in the last five to seven years. "So it's a very unique opportunity to buy a Vancouver townhome, period. A townhome this size."

River Walk homes range from 1,292 to 1,825 square feet and have three or four bedrooms.

And No. 3, there is the pricing, starting at $568,000. "That is very similar to - if not in some circumstances a little under - what three-bedroom apartments sell for in lots of pockets," Archibald says.

The last block of the River Walk homes went on sale in mid-September, and 45 have been purchased, with more than a dozen already occupied. "We've got a pretty good cross-section of both upsizers and downsizers," says Polygon sales manager Laura Cavanagh. "We're meeting both groups of people sort of in the middle here: people who have a house really like this layout, but also people who are upsizing from condos and smaller townhomes love it as well."
